Water Pooling Around Your Foundation? Common Causes and Fixes for London Homes

by Deanna Curran | Oct 8, 2026 | Tips & Advice

If you see puddles along the side of your house after a rain or during the spring thaw, don't ignore them. Water that sits against your foundation is the most common cause of damp basements, cracked concrete and shifting steps. The good news: the fix is often simpler than people expect.

Why it matters

  • Water soaks into the soil beside the foundation and finds its way into cracks and basement walls.
  • In winter, that water freezes and expands, widening cracks a little more each year.
  • Over time it can undermine walkways, porches and steps, causing them to sink or tilt.

The most common causes

  • Clogged gutters overflowing right beside the wall.
  • Short downspouts that dump water at the base of the foundation.
  • Soil sloping toward the house. Ground settles over the years, especially beside newer homes.
  • Low spots around window wells, steps and walkways.
  • Cracked concrete or parging that lets water straight in.
  • Heavy clay soil, common around London, that drains slowly.

Fixes, from simplest to biggest

  1. Clean the gutters and make sure every downspout flows freely.
  2. Extend the downspouts so water lands at least 1 to 2 metres from the house. Add a splash pad so it doesn't dig a hole.
  3. Regrade the soil so it slopes away from the foundation, and fill the low spots.
  4. Seal cracks in walkways, steps and foundation parging.
  5. Add window well covers or improve drainage around window wells that fill up.
  6. Redirect the water with a drainage solution designed for your yard when the simple fixes aren't enough.

When to call a specialist

If water keeps coming into your basement after these fixes, or foundation cracks are getting wider or letting water through, talk to a foundation or waterproofing specialist. Those can be signs of a bigger problem that needs a structural look.
